APPROVAL OF MINUTES A. The Planning Board will review the minutes from the June 24, 2020 meeting.
CONTINUE PUBLIC HEARING A. 355 Phillips Park Road (Section 9, Block 19, Lot 18C1) Located in the C-2 Zoning District. *** The applicant, Cappetta, Inc., seeks to construct a 3-story mixed-use development with six 1-unit bedroom dwelling units and 995 square feet of ground floor retail space. The Planning Board must determine the compatibility of the residential component and the proposed commercial uses in accordance with Chapter 342-50(B) (3) of the Zoning Code. The applicant seeks to provide 1 fair and affordable housing unit pursuant to Chapter 342-50(B)(6) of the Village Code. The Planning Board will assess the site plan and review the application for a special use permit and consider a resolution to approve this application.
B. 22 Lake Road (Section 4, Block 79, Lot 24) Located in the R-15 Zoning District *** The Applicant, Razy Hirschberg, seeks to replace and expand an existing deck within a wetlands. The applicant will bring the structure closer to conforming with the current Zoning Code by eliminating the rear yard setback encroachment as part of this application. The Planning Board will assess the wetlands permit application and consider a resolution to approve this application.
