Hampshire Country Club - 1025 Cove Road Declaration of Lead Agency - This will be the only item discussed. The Applicant proposes a new residential development on a portion of the Hampshire Country Club Site on Cove Road in Mamaroneck. The proposed Planned Residential Development (PRD) is within the Village of Mamaroneck portion of the project site zoned R-20 (not in the MR zoned Village portion of the site, or the R-30 portion of the site in the Town of Mamaroneck). The proposed action requires a Special Permit, Subdivision, Site Plan and other approvals. A total of 105 residential units (44 single family lots and 61 attached Carriage Homes), 8 tennis courts and common open space are proposed. The existing membership club located on the MR portion of the site (clubhouse, pool and parking) will remain, but the golf course will be replaced by the proposed homes and open space. 94.5 acres of the site are located in the R-20 district of the Village of Mamaroneck; 4.4 acres are located in the MR district of the Village of Mamaroneck and 7.3 acres are located in the Town of Mamaroneck (total site in both municipalities is 106.2 acres). No development of any kind is proposed in the Town portion of the site or in the MR district in the Village
120 Madison Street (Aqua Tots) - Proposed Map Change and Site Plan Review The Planning Board is now Lead Agency for the proposed map change for 120 Madison Street in connection with its site plan review and all related Village approvals. The proposed map change from R-4F to C-1 is for the purpose of establishing a swim school (Aqua Tots) in the former Strait Gate Church. The Planning Board will review and provide recommendations on the proposed map change and will discuss the site plan application for the demolition of the existing rector's residence and adaptive reuse of the church as a swim school. This will entail the reconfiguration of the existing parking area to conform to proposed zoning and land use requirements.
690 Mamaroneck Avenue (3 Jalapenoes) - Site Plan Planning Board will review construction of 4-story, mixed use building. The enclosed ground floor will be used for retail ) 2,950 square feet) and residential entry. Floors two through four will be comprised of 21 rental apartments, including 9 1-bedroom units and 12 2-bedroom units. The property will include 33 parking spaces including 1 landscaped, landbanked space. Site work will include asphalt paving, parking areas, landscaping, masonry terraces, planters and lighting. Existing curb cuts will be relocated or repaired as required. Stormwater management will include permeable surfaces, rain gardens and other best management practices. Property is currently in the C-1 General Commercial District and the TOD Overlay Zone. 4. WETLANDS PUBLIC HEARINGS A. 1327 Flagler Drive The Planning Board will review the Application for a wetland permit to allow the installation of a relocated/new stormwater outfall and cobbles as energy dissipater which is through an existing seawall with cobbles on sandy area acting as an energy spreader waterside of 1327 Flagler Drive in Larchmont Harbor in an R-20 Residential District.
8 Oak Lane (Jeffrey & Victoria Maggard) The Planning Board will review a Wetland Permit application to allow the reconfiguration of a Recreational Docking Facility at 8 Oak Lane in the R-20 Residential District.
Orienta Yacht Club - 325 East Boston Post Road The Planning Board will review the Application of the Orienta Yacht Club for a Wetlands Permit to undertake a number of activities to include water controls for hull maintenance and stormwater, relocation/replacement of a flagpole, expanded/replacement hauling and launching pad, rooftop deck and dumpster permit partially within the 100 foot wetlands buffer of the property known as 325 East Boston Post Road in a General Marine Commercial District (MC-2).
636 Shore Acres Drive - Wetland Permit The Planning Board will review a Wetland Permit application to include the construction of a 16' x 22' single-story addition to the rear of an existing residence with a new wood deck and drywell for the addition on property known as 636 Shore Acres Drive in a R-10 Residential Zone.
